Dunne Avenue

Dunne Avenue in Morgan Hill, California, is named after Catherine O’Toole Murphy Dunne, one of the most influential landowners in the South Valley during the 19th century. Her legacy played a major role in shaping the development of Morgan Hill, San Martin, and Gilroy.

Catherine first became associated with the region after marrying Bernard Murphy, owner of the vast Las Llagas Ranch in Coyote Valley. In 1853 Bernard Murphy died in the explosion of the steamboat Jenny Lind on San Francisco Bay, leaving Catherine widowed and in control of approximately 18,000 acres of ranch land. She successfully managed the enormous property while raising her young son.

Years later, during a business trip to San Francisco, Catherine met James Dunne, an Irish businessman and land investor who owned several large ranches in California. The two married on May 6, 1862, and together expanded their agricultural holdings throughout the South Valley. After James Dunne’s death twelve years later, Catherine again assumed responsibility for managing an immense estate made up of properties inherited from both husbands.

At the height of her ownership, Catherine Dunne controlled land stretching from the Coyote River in the eastern hills to Llagas and Uvas creeks in the west. Her son, Peter Dunne, later subdivided much of the ranch land during the late 19th and early 20th centuries, helping open the area for the growth of Morgan Hill.

Catherine Dunne also became known for her generosity and community contributions. She donated land for the construction of St. Catherine Catholic Church near the intersection of Dunne Avenue and Monterey Road in 1909. Her influence on the community remained visible long after her death.

Dunne Avenue began as a dirt farm road extending eastward from downtown Morgan Hill , winding its way upward toward the Henry Coe Ranch. Over time, it evolved into one of the city’s main thoroughfares. Important local landmarks later developed along the avenue, including Leonard Coates’ nursery established in 1908 on West Dunne and the third Morgan Hill Grammar School, which opened in 1923.

Today, Dunne Avenue serves as a major roadway lined with neighborhoods, schools, and businesses, while continuing to honor the legacy of Catherine O’Toole Murphy Dunne and her lasting impact on Morgan Hill’s history.
